The Ave Maria Stewardship Community District (AMSCD) has announced a proposed increase to its Fiscal Year 2025/2026 Operations & Maintenance (O&M) Assessment. Residents owning Single Family/Detached and Multi Family/Attached homes within the Del Webb community are set to observe a proposed annual increase of $258.79, raising the assessment from $583.19 to $841.98. This adjustment represents a proposed 44.38% increase in the O&M component.

It is important for residents to understand that this is a proposed assessment. By Florida statute, this proposed amount represents the maximum that can be levied; the final assessment cannot exceed this figure but may be reduced following a public hearing. The O&M assessment constitutes a non-ad valorem assessment, which is collected as a distinct charge on annual property tax bills, separate from ad valorem (property value-based) taxes. This assessment, along with the Capital Improvement Revenue Bond (CDD Bond) assessment, funds the ongoing maintenance and operational costs of the community's essential infrastructure and services.

Community members are strongly encouraged to participate in the upcoming Public Hearing to gain a comprehensive understanding of the proposed assessment and provide their input. The Public Hearing is scheduled for Tuesday, August 5, 2025, at 6:00 PM, and will be held at the Ave Maria Master Association, located at 5080 Annunciation Circle, Unit 101, Ave Maria, FL 34142. This session offers a crucial opportunity for residents to engage directly with the district's financial planning.
